The Zoning Board of Appeals has received an application from Michael Fisher and F.A.T.S. LLC for a special permit for his property at 48 Main Road (formerly location of Transcend Carriers, next door to Kuzmeskus Bus). Mr. Fisher is seeking permission to conduct the following activities at the property: trucking terminal with maintenance garage, outside storage facility, and occasional repair of motor vehicles. In addition, a second principal use is sought to allow a residence. A special permit is required under Sections 2C, 2C-7h, 2C-7l, and 2C-8f of the Gill Zoning Bylaws. This property is owned by F.A.T.S. LLC and is identified as Assessors’ Map 224, Lot 5 in the Village Commercial (VC) District.

The Town of Gill and its Cemetery Commission are abutters to this property. The Riverside Cemetery and the Mariamante field both lie within the 300 foot radius for abutters receiving notice of the hearing.

This hearing does NOT include a “Site Plan Review.” The process for a Site Plan Review includes a 45-day period for certain town boards to provide comments on the proposal, and the ZBA cannot make a decision until the 45 days is up or comments have been received. This hearing does NOT have a 45-day comment period. Any board that wishes to comment may do so, but should submit the comments to the ZBA by the day of the hearing. Board members may also attend the hearing if desired.
